Month-to-Month Termination Notice
A month-to-month termination notice is a landlord’s written notice that ends a rental with no fixed end date, on a day that gives the tenant at least the notice the state requires.
As of October 27, 2026, under Florida Statutes Section 83.57(3), either side ends a month-to-month tenancy with at least 30 days’ written notice before the end of a monthly period.1
The Georgia Department of Community Affairs states that a landlord ending a tenancy at will must give the tenant 60 days’ notice to leave.2
For a Pennsylvania lease of one year or less, or one with no set length such as month to month, the landlord’s notice to quit at the end of the term allows 15 days from service.3

$9.95 per document, filled in for your state. Government forms are free on each agency’s website. You pay for the preparation, never for the form.
When to use one
- You rent month to month and want the home back, to sell it, move in or renovate.
- A fixed-term lease ended and the tenant stayed on, paying rent monthly.
- You need a dated, written notice to show a court if the tenant stays past the date.
Not the right document? It is not for late rent or a lease violation, which take a different notice, and it does not end a fixed-term lease before its end date.
